These Terms of Use ("Terms") govern your use of creatorhaushl.com (the "Site") operated by CreatorHaus Home Loans — a brand of United Trust Mortgage (UTM Financial, LLC · NMLS #2591548) ("we," "us," "our"). By using the Site, you agree to these Terms. If you don't agree, please don't use the Site.

1. Eligibility

You must be at least 18 years old and legally able to enter contracts in your jurisdiction to use the Site or submit a loan inquiry. The Site is intended for persons located in the United States, with loan services currently available only in California (with Florida, Texas, and Colorado launching in 2026).

2. Informational purpose — not a loan commitment

The information on this Site is for general informational purposes. Submitting a loan inquiry is not a loan application and does not constitute or guarantee approval for any loan. Pricing examples, rate ranges, and program details are illustrative and subject to change without notice. Actual loan terms are determined by the wholesale lender funding the loan, based on the borrower's full file (credit, income documentation, property appraisal, etc.).

3. We are a mortgage broker, not a direct lender

CreatorHaus Home Loans is a brand operated by UTM Financial, LLC (NMLS #2591548), an independent licensed mortgage broker doing business as United Trust Mortgage. We arrange loans through licensed wholesale lender partners. We do not fund loans directly. Loan officers acting on your file may be employees or independent contractors of UTM Financial, LLC or of our wholesale lender partners — and may identify themselves under either the "United Trust Mortgage" or "CreatorHaus Home Loans" name on calls or emails to you.

4. Acceptable use

You agree not to:

• Submit false, misleading, or fraudulent information on any form
• Use the Site to harass, threaten, or impersonate any person
• Attempt to access non-public areas of the Site, our servers, or our APIs without authorization
• Use automated tools (bots, scrapers, crawlers) to access the Site except as permitted by our robots.txt file
• Interfere with or disrupt the Site, its security features, or any connected networks
• Submit content that infringes anyone's intellectual property rights

5. Intellectual property

The Site, including all text, design, code, graphics, logos, and images, is owned by or licensed to CreatorHaus Home Loans and protected by copyright, trademark, and other intellectual property laws. You may view and print pages for personal, non-commercial use. Any other use requires our prior written permission.

"CreatorHaus" and "CreatorHaus Home Loans" are trademarks of CreatorHaus Home Loans. References on this Site to third-party trademarks (including "OnlyFans" — a trademark of Fenix International Limited) are descriptive only and do not imply affiliation or endorsement.

6. Third-party links

The Site may contain links to third-party websites or services we do not control. We are not responsible for the content, privacy practices, or terms of those sites. Use them at your own risk.

7. Disclaimer of warranties

The Site is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, non-infringement, or that the Site will be uninterrupted, error-free, or secure.

8. Limitation of liability

To the maximum extent permitted by law, CreatorHaus Home Loans, its officers, employees, agents, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages — including but not limited to lost profits, lost data, or business interruption — arising out of or related to your use of the Site, even if we have been advised of the possibility of such damages.

Our total liability to you for any claim arising out of or related to these Terms or the Site will not exceed one hundred dollars ($100).

You agree to indemnify and hold harmless CreatorHaus Home Loans and its officers, employees, agents, and affiliates from any claim, loss, liability, or expense (including reasonable attorneys' fees) arising out of: (a) your use of the Site; (b) your violation of these Terms; or (c) your violation of any third-party right.

10. Governing law & dispute resolution

These Terms are governed by the laws of the State of California, without regard to conflict-of-laws principles. Any dispute arising out of or related to these Terms or the Site will be resolved in the state or federal courts located in Los Angeles County, California, and you consent to the personal jurisdiction of those courts.

CreatorHaus Home Loans does not discriminate based on race, color, religion, national origin, sex, marital status, age, source of income, disability, or any other characteristic protected by federal, state, or local law. We are an Equal Housing Lender.

12. Changes to these Terms

We may modify these Terms at any time by posting an updated version on this page. Material changes will be reflected in the "Last updated" date. Your continued use of the Site after changes constitutes acceptance of the new Terms.

13. Severability

If any provision of these Terms is found unenforceable, the remaining provisions will remain in full force and effect.
