This Privacy Policy explains how CreatorHaus Home Loans — a brand of United Trust Mortgage (UTM Financial, LLC · NMLS #2591548) ("we," "us," "our") — collects, uses, shares, and protects your personal information when you visit creatorhaushl.com (the "Site") or submit a loan inquiry. By using the Site, you agree to this policy.

1. Information we collect

When you submit a loan inquiry form, we collect:

• Identity & contact: first name, last name, email address, phone number
• Loan details: requested loan program, property state, loan purpose, property type, loan amount range, credit score range
• Marketing attribution: referring URL, landing page, Google/Microsoft/Meta click IDs (gclid, msclkid, fbclid), and UTM parameters captured from the URL
• Technical: IP address, browser type, device information, and approximate location (via Netlify and analytics providers)

We do not collect Social Security Numbers, tax returns, or bank account numbers through the Site. Sensitive documents are exchanged only later in a secure document portal after you formally engage with a loan officer.

2. How we use your information

We use your information to:

• Contact you about your loan inquiry by phone, email, or SMS text message
• Pre-qualify your file against our loan programs
• Route your inquiry to a licensed loan officer who can help
• Measure marketing effectiveness (which ad campaigns produce real borrowers)
• Comply with applicable lending and consumer-protection laws

3. Telephone & SMS communication consent (TCPA)

By submitting a form on this Site, you provide prior express written consent under the Telephone Consumer Protection Act (TCPA) for CreatorHaus Home Loans and its agents to contact you at the phone number you provided — including via automatic dialing systems, prerecorded messages, and SMS/MMS text messages — for purposes related to your loan inquiry. Message and data rates may apply. Consent is not a condition of obtaining any loan or service.

4. Who we share your information with

We share your information only with the parties needed to process your loan inquiry:

• Our loan officers and underwriting staff — licensed personnel who review your file
• Our CRM and lead-management tools — including Benji (benji.biz), used to organize and follow up on inquiries
• Wholesale lender partners — when you formally proceed with a loan application, your file is shared with the specific lender funding the loan
• Service providers — including Netlify (hosting), Google (analytics, ads measurement), and Meta (ads measurement) — who process data on our behalf under contractual confidentiality terms
• Legal & regulatory bodies — when required by law, court order, or regulator request

We do not sell, rent, or trade your personal information to marketing affiliates or unaffiliated third parties.

5. Cookies, analytics & advertising

We use cookies and similar technologies to operate the Site and measure performance. Specifically:

• Essential cookies — enable form submissions and basic site functions
• Analytics cookies — Google Analytics, for traffic and conversion measurement
• Advertising cookies — Google Ads and Meta Pixel, to measure ad effectiveness and (where enabled) deliver retargeted ads

We capture marketing click IDs (gclid, msclkid, fbclid) and UTM parameters in localStorage with a 90-day expiry. You can clear these at any time through your browser settings.

6. Data retention

Inquiry records are retained for up to 7 years to comply with federal and California mortgage record-keeping requirements. After that period, records are securely deleted.

7. Security

We use industry-standard security measures including encrypted transmission (HTTPS/TLS), restricted-access cloud storage, encrypted document portals, and SOC 2-compliant infrastructure providers. No system is 100% secure — but we limit access on a need-to-know basis and audit access regularly.

8. Your California privacy rights (CCPA / CPRA)

California residents have specific rights regarding their personal information:

• Right to know — request a copy of the personal information we have about you
• Right to delete — request that we delete your information (subject to legal retention requirements above)
